Pinsent Masons advises on €172 million refinancing of Elektrownia Powiśle

Multinational law firm Pinsent Masons has advised Tristan Capital Partners and White Star Real Estate on securing the €172 million refinancing of Elektrownia Powiśle, one of the most recognisable mixed-use projects in Poland.
The financing was jointly provided by Erste Group and Erste Bank Polska, marking the first transaction executed by the two institutions following Erste’s expansion in the Polish market, and one of the largest financings of a single real estate asset in Poland in 2026.
The Pinsent Masons’ team provided comprehensive legal support to the borrower in drafting, negotiating and signing of the finance documentation.
The transactional team was led by Legal Director Jakub Zienkiewicz and Partner Bartosz Nojek, with support from Associate Kamil Bator and Senior Associate Justyna Machnicka from the Banking and Finance team in Warsaw.
Elektrownia Powiśle, a joint investment of White Star Real Estate and Tristan Capital Partners, is a landmark redevelopment project offering over 54,000 sqm of A-Class office, retail, food hall, hospitality and residential space, located on the banks of the Vistula.
Since its opening in 2020, following the revitalisation of Warsaw's historic power plant, the complex has firmly established itself as one of Poland’s leading mixed-use destinations and was recognised as the world’s best mixed-use development at the MIPIM Awards in Cannes. The refinancing further underlines strong lender appetite for high-quality, income-generating assets.
