Pinsent Masons advises Ghelamco on a €300m transaction in the Polish office market

Multinational law firm Pinsent Masons has advised developer Ghelamco on signing of a €300 million preliminary agreement for the sale of The Bridge, a landmark Warsaw office tower.

The transaction was led by Partner Bartłomiej Kordeczka and Legal Director Ewelina Klein, supported by Senior Associate Karolina Kordulska-Tetkowska and Associate Aleksandra Wójcik from the Real Estate team in Warsaw.

The purchaser is Eastnine AB, the Swedish real estate company listed on Nasdaq Stockholm. The transaction, which is expected to complete in the fourth quarter of 2026, is one of the largest office investment deals in Poland in recent years. It marks another major project completed jointly by Ghelamco and Eastnine, following Eastnine’s acquisition of the Warsaw UNIT office tower in 2024 for €280 million – then the largest office transaction in Europe.

The Bridge, located at the intersection of Towarowa and Grzybowska streets in Warsaw, has been developed adjacent to the historic former headquarters of Bellona Publishing House, dating back to 1958. The complex offers more than 55,000 sq m of A-Class office space, as well as an observation terrace on the 40th floor, reserved exclusively for tenants. As the first office development in Central and Eastern Europe, The Bridge has achieved both SmartScore and WiredScore certifications at the highest Platinum level.

Following the completion of the acquisition of The Bridge, Warsaw will become Eastnine's largest market. The transaction underscores the Polish capital's enduring appeal to institutional investors and reinforces its position as one of Europe’s leading office destinations. Warsaw continues to attract investment thanks to its strong economic fundamentals, the maturity of its real estate sector, and its ability to adapt to an evolving business environment.
