Barnet resolves to approve 386-home Colindale scheme


Barnet Council has resolved to approve plans for a 386-home mixed-use development in the Colindale area of north London.

Development company NEAT Developments and property investor DTZ Investors applied to the Council in October for permission to redevelop the site of a Homebase DIY store, to the north west of Hendon railway station, to create a residential-led mixed-use scheme. The plans include eight blocks of apartments between six- and eight-storeys in height, several rows of low-rise terraced homes and a mixed-use 14-storey tower.

The new buildings would contain 386 homes under the scheme, in a mix of studio, one-, two-, three- and four-bedroom units. Affordable housing provision of 78 affordable homes has been proposed.

The 14-storey tower block would be set back from a public plaza fronting onto the thoroughfare known as The Hyde at the western edge of the site, under the plans. The lower floors of the tower would contain 936 square metres of office space, to be known as the 'Hendon Hub'.

Three of the new apartment buildings would create a new street frontage along the south side of Rookery Way under the scheme. The developers have also proposed a series of courtyards and green spaces, a public café, nearly 400 sq m of floorspace for community uses, and on site parking for 318 cars and 473 cycles.

The plans were on the agenda for a meeting of the Council's planning committee at the end of February, having been recommended for approval in a planning officer's report. The committee resolved to approve the plans, subject to referral to the mayor of London and the negotiation of a section 106 planning agreement.
