South Cambridgeshire CIL rates out for consultation


Community infrastructure levy (CIL) rates in South Cambridgeshire District Council could range up to £125 per square metre under proposals set out in the Council's preliminary draft charging schedule (PDCS) (23-page / 2.31MB PDF).

The Council launched a consultation on the PDCS today. It has proposed to apply a standard rate of £100 per sq m for residential developments across the district. For a piece of land known as 'North of Teversham Drift', which the Council's emerging Local Plan proposes to allocate as a cross boundary area of land for development, it has proposed a separate rate of £125 per sq m.

The Council has set out a draft nil rate levy for a number of strategic development sites within the district, including Northstowe, 'Wing', 'Darwin Green II and III', Cambourne West, Bourn Airfield new village and Waterbeach new town. It said that because all onsite infrastructure for those developments would be funded through section 106 agreements, there would be no additional funding to apply a CIL.

Retail developments measuring up to 280 sq m will be subject to a rate of £50 per sq m if the proposals in the PDCS are adopted and any retail uses larger than 280 sq m have been set a proposed rate of £125 per sq m. A draft nil rate levy will apply to all other uses.

The consultation is open for comments until 30 September. The Council said it expects to adopt CIL next summer.
