The 0.9 hectare scheme at 187-199 West End Lane will comprise 198 flats, including 32% affordable housing, as well as a new public square with shops, restaurants, a food market, 5,000 square feet of offices and 2,600 sq ft of leisure space. It was granted full planning permission by the London Borough of Camden last summer.
“Development opportunities of this scale are very rare in West Hampstead," said Ballymore UK managing director John Mulryan according to Estates Gazette. "This project will be arguably one of the best-connected developments in London but sits conveniently in the village like setting of West Hampstead.”
“Setting up a JV with Ballymore is an example of how we work in partnership to unlock commercial developments at transport hubs, and stay in the development cycle for a longer period to generate more revenue for the core business," said Network Rail property development director Stuart Kirkwood.
“This development will bring benefits to the community delivering improvements to the interchange including the creation of a new public square and an element of the scheme will provide much needed affordable housing,” he added.
Work on the site is expected to start later this year, with Ballymore acting as development manager. The scheme is due to be completed in late 2015.
