Brent resolves to grant consent for 370-home third phase of Wembley Park scheme


Brent Council's planning committee this week resolved to grant planning permission for the 370-home third phase of development at developer Quintain's Wembley Park scheme in west London.

The plans for the residential-led 'Alto' scheme include two buildings, 17 and 20 storeys high, containing 370 one- to three-bedroom flats. Affordable housing provision of 10% of the residential floorspace, which amounts to 31 homes, has been proposed.

The scheme has also proposed 693 square metres of flexible commercial space, which would include a community hall. A 1,200 sq m communal courtyard would be located between the residential blocks, under the plans, and a 300 sq m hard-landscaped 'pocket park' would adjoin the community centre. Residential parking spaces for 115 cars and storage for 422 bicycles have also been proposed.

The plans form part of Quintain's comprehensive development of land surrounding the Brent Civic Centre, for which outline planning permission was granted in 2010. Around 165,000 sq m of development was completed in the first phase, including a four star hotel, Brent Civic Centre and the London Designer Outlet.

Detailed plans for the 475-home second phase of the redevelopment were approved in December 2013.

Quintain said in a statement that construction on the third phase was due to commence in the summer, and that occupation of the second phase homes was due from next spring.
