Carlyle is planning a £2 billion redevelopment at London’s South Bank


American private-equity firm, Carlyle, is planning a £2 billion redevelopment of Sampson House and Ludgate House, both of which are situated on London's South Bank.

The proposals for the 1.5 million square feet (sq ft) development are being drawn up by PLP Architects and are said to include up to 1,000 flats, 300,000 sq ft of offices and 200,000 sq ft of retail space.

The two buildings that currently stand on the site will be demolished and replaced with blocks of up to 30 storeys high. A planning application is due to be submitted to Southwark Council in the next 6 months.

The proposals for the redevelopment are still under discussion with PLP Architects and Southwark Council planners. The Council is said to be in favour of preserving jobs and has pushed for the inclusion of commercial space in the plans. 

The Council has indicated that it would favour a 50-storey tower on the Ludgate House site to allow the offices and shops to be kept below 12-15 storeys while preserving the overall size of the unnamed development, Reuters has reported.

Ludgate House is the headquarters of Property Week’s publisher UBM and Property Week has said that UBM has agreed heads of terms with Great Portland Estates and Ropemaker Properties for a 100,000 sq ft pre-let at their 240 Blackfriars Road scheme, almost next door. The pre-let is expected to trigger development of the 238,000 sq ft scheme, with completion in 2015.
