A planning application has been submitted for the redevelopment of the former EMI records factory in Hayes, west London.

The proposed masterplan for the £250 million redevelopment includes plans for a mixed use development with new houses, offices, shops and restaurants and other community facilities. The application was submitted by Studio Egret West, AHMM and Duggan Morris Architects on behalf of developers Cathedral Group and Development Securities.

Other proposals include a multiplex cinema, restaurants, a museum and a new largely pedestrian route ‘The Groove’, which will cross the site from east to west, linking Hayes’ town centre with Dawley Road. The developers have formed a joint venture for the development, called Perplexed.

The developers have also submitted a detailed planning application for the development of a rooftop extension, which would be used to build offices on top of one of the existing buildings on the site.

“Since acquiring this largely misunderstood site in early 2011, Cathedral Group and Development Securities have relished rediscovering its past, recognising the contribution it has made to Britain’s cultural heritage and building a vision for its future," said Richard Upton, chief executive of Cathedral Group.
