Plans due to be submitted for Robin Hood Gardens in east London


A detailed planning application is due to be submitted next month for the redevelopment of the first phase of the Robin Hood Gardens housing estate in east London.

As part of the wider Blackwall reach regeneration scheme, phase 1a of the redevelopment is planned to feature three buildings which would include 91 new homes, situated on the north west of the site.

The proposed plans for the scheme were outlined at a reception event held by housing association Swan Housing, which is leading the regeneration project, according to a report in Planning Magazine (subscription only).

Of the proposed 91 new homes, it is planned that 79 of the homes would be allocated for social rent. Most of the homes are planned to be contained in a 15-storey residential 'gateway' building, which would also be home to an estate office for Swan Housing, according to the report.

The development on Cotton Street in Poplar will replace the 1970's brutalist Robin Hood Gardens’ western building and will house families relocated from the estate when its two housing blocks are demolished.

The first phase would also feature another building which is planned to include four large, five-bedroom family homes and a community centre, and a third building which would provide a new community mosque.

Swan Housing plans to submit the detailed planning application to the London Borough of Tower Hamlets in mid-July.

"The corner bit will set the precedent for the entire scheme. It will affect the whole development," said Adam Firth of architects Aedas, according to the Planning Magazine report. "One of the important things is to try and ensure the buildings have their place and have resonance with the locality." It also planned for the homes to have community space and balconies, he said.

An outline application for the redevelopment of the whole estate, drawn up by Swan Housing working with developer Countryside Properties, Tower Hamlets and regeneration quango the Homes & Communities Agency, was approved in March.

The proposed plans include the demolition of the housing estate and the construction of 1,700 new homes, about 700 of which would be made available for social rent and shared ownership. New shops and improvements to public realm are also proposed under the plans.

The regeneration scheme has been proposed by a joint venture between Countryside Properties and Swan Housing, which was developed alongside a consultation process between the joint venture developers, Tower Hamlets Council, the Homes and Communities Agency and the local community.
