St Modwen planning a multi-million pound 700 home development


Developer St Modwen has submitted a planning application which seeks consent for a sustainable housing scheme in Staffordshire. The multi-million pound proposals include a new 700 home development to the north of Cannock town centre.

The proposed 142-acre development site includes a new primary school and up to 75-acres of public open space, play areas and allotments. The plans also include a new shopping centre and community facilities at the centre of the development. 

The application further outlines a number of infrastructure improvements to provide new junctions, improve existing junctions and create a network of pedestrian crossing facilities and cycle paths, which the developer said is aimed at minimising car use. 

The final scheme proposals have been developed following extensive public consultation and have been designed to encourage walking, cycling and use of public transport. Over half of the site is designated as open space, the developer said. 

Of the 700 homes, the scheme includes for the provision of one to five bedroom houses, with the emphasis on three to four bedroom family homes. The planning application also provides for a certain number of affordable homes to be built. 

"The creation of this major development at Pye Green will bring social, educational and environmental benefits to Cannock and address the town's shortage of housing, particularly three and four bedroomed family homes," said Mike Timmins, Senior Planning Surveyor at St Modwen. 

"The scheme will deliver significant levels of inward investment, including more than 1,000 jobs created by the construction of the development as well as staff required at the new school and local centre," said Timmins. 

Subject to the grant of planning permission, St Modwen expects to begin work on the site in spring 2013.
