Stanhope and Mitsui to redevelop £130m City of London scheme


Mitsui Fudosan is believed to have joined forces with Stanhope to redevelop a £130 million mixed-use scheme at 8-10 Moorgate in the City of London.

The Moorgate site has planning permission for an eight storey, 125,000 square foot building, which includes office, retail and residential space.

The development will include a new eight storey building, which will be topped by a lightweight three storey glass enclosure and has provision for 120,000 sq ft of office space and a 1,000 sq ft retail unit. Tokenhouse Yard will be restored to provide new residential accommodation.

The development is within the Bank Conservation Area so extensive consultation with the City of London was required in order to satisfy it that the development will be equal to or of higher standard than existing buildings.

To reduce its impact, the building will be set back at the upper floors, improving light levels and minimising the perception of height and bulk from the street.  A mansard roof will be added to the original façade, bringing the building's height into line with its neighbours, the developers said.

The existing building will have a new lining incorporated to the walls to improve the building's environmental performance. The project is scheduled to start in December 2011.
