Trafford Council's community infrastructure levy (CIL) charging schedule (13-page / 1.83MB PDF) will come into effect on 7 July 2014 following adoption at a full council meeting last month.

The borough will be divided into a 'cold charging zone', a 'moderate charging zone' and a 'hot charging zone', in which private market housing will be charged £20 per square metre, £40 per sq m and £60 per sq m respectively.

Apartments, including sheltered accommodation and retirement housing, will be subject to a rate of £65 per sq m in the hot charging zone and a nil rate levy in the moderate and cold zones. 

A borough-wide rate of £75 per sq m will apply to retail warehouses. Supermarkets located outside  town centres defined in the schedule will be subject to a rate of £225 per sq m. A nil rate will apply to supermarkets in Altrincham, Sale, Stretford and Urmston.

Hotels and leisure developments will be charged at a rate of £10 per sq m and a nil rate will apply to public and institutional facilities, offices, industry and warehousing uses and all other types of development.

The adoption by the Council follows an examiners recommendation in January that the charging schedule provided an appropriate basis for collection of CIL in the area (12-page / 115KB PDF), subject to a reduction in a number of the proposed rates.
