The six-storey development will be located above the western ticket hall for Crossrail's new Bond Street Station at 65 Davies Street. The plans also include improvements to surrounding public areas. Construction on the scheme will start following the planned completion of the station and ticket hall in 2017.
The approval follows a deferral of the proposals by the Council's planning committee in May due to concerns that the height and bulk of the scheme would result in "overdevelopment". The proposals were subsequently revised to minimise the apparent height and bulk of the scheme, including the creation of a five-storey facade onto Davies Street.
“Securing planning permission for this major new development is an important step towards boosting the West End’s position as a thriving business, cultural and retail destination," said Crossrail's land and property director Ian Lindsay in a statement. "Sites above Crossrail stations, including Bond Street, are being developed alongside major improvements to the surrounding public space. This will ensure we maximise the huge redevelopment opportunities Crossrail is bringing to all those who work, live in or visit London,” he added.
Grosvenor's London estate development director Ian Morrison said the approval was a "significant milestone" for Grosvenor's office development pipeline in North Mayfair. "We’re working closely with Crossrail’s team and PLP Architecture to deliver a striking new building that complements and enhances the urban form of North Mayfair and responds to the demand for office space with excellent design and sustainability credentials in this part of the capital,” Morrison said.
