Duchy of Cornwall submits plans for 800 homes near Newquay


The Duchy of Cornwall has submitted an outline application to Cornwall Council as part of a 3,750-home 20-year development on a 540 acre site in Nansledan near Newquay.

The Duchy has sought permission to build 800 homes, shops, a supermarket and a primary school. It is working on the development with a building consortium consisting of Morrish Builders, CG Fry and Son, and Wainhomes.

The scheme will also include new infrastructure to ease local traffic and to provide a link between the site and the Aerohub enterprise zone at Newquay Airport.

The development's sustainability strategy sets out comprehensive provisions for energy use and generation, water use and conservation, transport, and for using local Cornish materials wherever possible.

“This application is for the heart of Nansledan and would bring a range of community and economic benefits to Newquay including a new church, primary school, playing fields and the opportunity for hundreds of jobs consistent with our target of one job per household,”  the Duchy’s Tim Gray said. “Crucially, we would use net proceeds, including those from the supermarket, to pay for key infrastructure."

The plans have been welcomed by local businesses and community leaders.

"This scheme has a potentially key role to play in driving Cornwall's economy, not just through construction jobs and local materials but in delivering new infrastructure such as the Newquay strategic route", said the Council's cabinet member for economy and regeneration Chris Rodgers. "This will be important to realising the potential of the Aerohum enterprise zone at Newquay Airport where our aspiration is to create 5,000 quality jobs."

"We've always supported Nansledan because of its potential to create more year-round quality jobs," said Newquay Regeneration Forum chairman Andy Cole. "The Duchy's long-term approach is a rare and welcome opportunity to plan ahead for decades and manage the growth of our town in a sustainable way so that we get the right balance between new homes, jobs and local facilities."

If the plans are approved, work will begin on the site next year. The first phase will include 126 new homes, employment space and the first part of the strategic route that will eventually connect Hendra in the south to Rialton Road in the north.
