Hackney seeks development partner for 765-home regeneration


Hackney Council has received outline planning permission for redevelopment plans for the Kings Crescent Estate in Finsbury Park and is now looking to procure a development partner.

The scheme will provide a mix of 490 new and 275 refurbished homes in blocks ranging from four to eleven storeys. The refurbishment of the 275 homes is already under way. The scheme will also have 477 square metres of retail space, 230 sq m of leisure space, cafes, restaurants and a 205 sq m community centre.

345 of the completed homes will be for social renting and 117 will be for shared ownership. 294 of the homes will be put up for private sale to help pay for the development.
The five-year masterplan for the scheme has been prepared by PCKO architects in consultation with local residents.

"The Illustrative Masterplan ... results in a development which addresses many of the current problems with the estate," said Hackney's planning sub-committee in their report. (68-page / 420KB PDF) "The design reinstates a traditional street layout with perimeter blocks of development which provide activity to the new streets. The development layout and form relates to and connects to the surroundings".

The council will go out to tender for a development partner for the scheme next month, when consultation ahead of a detailed planning application is also expected to start.

Over the next eight years, Hackney Council will carry out a £400 million regeneration programme. It is hoping to deliver 2,300 homes for social renting, shared ownership and private sale across 12 council estates and sites.
