Office space in the Thames Valley is very limited and its supply is declining, according to a report by a commercial property consultancy.

The report shows that supply of office space in the Thames Valley has dropped by 800,000 square feet in the third quarter of 2011, compared to last year. 

The highest quality grade A office space shows the biggest fall, with 500,000 sq ft less space available than last year, according to the report.  

Office supply in the region has remained flat over the last year and Maidenhead has seen one of the first speculative town centre schemes to commence construction in several years in the second quarter of 2011, according to the report. 

Areas including Guildford and Newbury are listed as having no available grade A space.  However, take-up between January and September this year rose by 296,000 sq ft from the same period in 2010. 

No newly built floorspace has come onto the market in many areas, including in Bracknell and Heathrow, and in nearly all areas in the Thames Valley businesses are relying on second hand refurbished stock. 

The extent of the problem is highlighted by the fact that 73% of current Thames Valley office availability falls below grade A quality, the report said. 

The latest fall in prime rents has taken values back to levels last seen in 2004. The overall decline in prime headline rents over the past two years is -18.8%.
