Maldon District Council is proposing to set community infrastructure levy (CIL) rates of up to £70 per square metre for residential developments under draft rates set out in its preliminary draft charging schedule (PDCS) (13-page / 222KB PDF). 

The Council launched a consultation on the PDCS last month. It has proposed to set a nil rate levy for residential developments within two strategic sites set out in its Local Development Plan, including site 'S2(d) North of Heybridge' and site 'S2(e) North of Holloway Road'. A draft rate of £70 per sq m has been set to apply to all residential developments outside those two sites.

For supermarkets and retail warehouses, hotels, sheltered housing and extra care developments, the Council has proposed a district-wide rate of £150 per sq m. A nil rate levy has been proposed for all other types of development.

The consultation is open for comments until 7 March. The Council said it expects to carry out a consultation on its draft charging schedule in the spring and to undergo public examination in the autumn.
