Newcastle-under-Lyme and Stoke-on-Trent launch joint CIL consultation


Residential developers in Newcastle-under-Lyme Borough Council and Stoke-on-Trent City Council will be charged community infrastructure levy (CIL) rates up to £80 per square metre under proposals published this week.

The two councils have launched a consultation on a joint preliminary draft charging schedule (PDCS) (8-page / 1.45MB) with proposals to set out four residential zones within their respective administrative areas with different rates.

For developments in Zone 1, the councils have proposed to set a nil rate. In Zone 2, a rate of £20 per sq m has been proposed, with a propose rate of £50 per sq m to apply in Zone 3 and £80 per sq m to apply in Zone 4.

The councils have proposed that all retail developments should be subject to a district-wide rate of £100 per sq m. They said that their viability assessment had found that no other forms of developments tested could support a CIL charge.

The consultation is open for comments until 5 August.
