Developer Lend Lease has submitted a full planning application which seeks permission to build a 37-storey residential tower as part of its regeneration of Elephant and Castle in south London.  

Plans include the provision of up to 284 homes on the 0.5 acre site. However none of the homes is planned to be made available for affordable housing because the residential tower is enabling development for new leisure facilities.

Lend Lease has agreed to provide £20 million of funding to help build a leisure centre for the local community and the wider public. The funding is part of the agreement for the Elephant and Castle regeneration project.

“Our proposals for the St Mary’s development represent an important milestone in sustainable urban living," said Rob Deck, Lend Lease’s Elephant and Castle project director. "We will create a place which has not only high-quality homes and impressive design and architecture, but which also enables residents to reduce their carbon footprint and live in a healthy environment where they interact in community gardens and spaces."

Under the plans submitted to the London Borough of Southwark the proposed tower would be the tallest residential tower to meet the Level 4 standard of the Code for Sustainable Homes. 

“Lend Lease is committed to the regeneration of Elephant and Castle and St Mary’s will set the benchmark in quality design and sustainable development for the wider area," said Deck. "Most importantly, the redevelopment will enable Southwark Council to create a brand new leisure centre for the local community and the wider public to enjoy.”

The tower was designed by architect Squire and Partners and includes a 37-storey residential building and an adjoining four storey pavilion with a residents’ roof garden and 7,000 square feet of ground floor space for shops, restaurants and business space. 

Located across from the Elephant & Castle Underground Station, and adjacent to the St Mary’s churchyard park and community leisure centre, the site forms part of Southwark Council’s £1.5bn regeneration of the Elephant & Castle area.

The London Borough of Southwark's Planning Committee is expected to consider the application towards the end of 2012.
