The application is to replace an existing consent for a 45-storey office tower on the vacant 0.6 hectare site. The proposed new building will rise 162 metres above street level and the plans also include a decked terrace to the Middle Dock and a pedestrian walkway across the dockwater.
The tower would be located next to CWG's proposed residential 'Diamond Tower', for which it submitted an application in June.
CWG said in its planning statement that an outline planning permission would provide a “significantly more attractive offer" for potential tenants because it would provide certainty on the "use and quantum of development that can be delivered on the site, while allowing for flexibility for tenants to create a building that best meets their specific needs through the reserved matters process".
It said that an outline permission would also allow earlier delivery of the building once a tenant is confirmed. Along with the outline application, CWG also submitted a reserved matters application for details of appearance, means of access, layout, scale and landscaping.
