Stratford-on-Avon District Council has launched a consultation on its community infrastructure levy (CIL) preliminary draft charging schedule (PDCS) (14-page / 967KB PDF) which sets out proposed rates ranging up to £150 per square metre.

The Council has proposed to set a general rate for residential developments of £150 per sq m and to apply separate rates across three strategic sites within the district. For residential developments at the Gaydon/Lighthorne Heath new settlement it has proposed a rate of £100 per sq m. A draft rate of £60 per sq m has been set to apply both at the Long Marston new settlement and at the Stratford-upon-Avon Strategic Urban Extension.

Retail developments falling within Use Classes A1-A5 would be subject to a rate of £120 per sq m and all other types of development would be subject to a nil rate levy if the proposed rates are eventually adopted.

The consultation is open for comments until 13 December. The Council said it plans to adopt and implement CIL alongside its emerging Core Strategy.
