The proposals for the 2.76 hectare site, which is located adjacent to Blackhorse Road Station, include the construction of a 519-bedroom student accommodation block as well as 484 new homes, of which 59 would be affordable, and space for shops, an art gallery, offices and a new park.
The existing buildings on the site will be demolished, with the exception of Gnome House, which will be refurbished and turned into a complex providing children’s play areas and a communal cafe.
The application for the scheme, which has been designed by Pollard Thomas Edwards Architects, was submitted to the Council by developer MacDonald Egan in March this year. The site is identified in the Council's emerging Blackhorse Lane Area Action Plan as an opportunity site with the potential for a major mixed-use regeneration development.
Grant of planning permission will be subject to referral to the Greater London Authority and to the successful completion of a Section 106 Agreement.
