Wandsworth grants permission for £120m Clapham Junction regeneration


Wandsworth Council's Planning Committee has approved a planning application for the regeneration of St John’s Hill Estate, adjacent to Clapham Junction railway station in south London. 

The application for the £120 million development was submitted by housing association Peabody in March and included proposals for 527 new homes, over half of which would be made available for affordable housing.

The application will now be referred to the Mayor of London for final approval, said Peabody. "But the Greater London Authority has been fully supportive and provided very positive feedback on the application during the consultation period," it said.

Plans for the development include 527 new homes which would be a mix of one to four bedroom apartments; 278 homes of the homes would be made available for affordable housing and 249 of the homes would be for private sale.

Also proposed in the plans is a new community "hub", which is planned to include a café, club room, crèche, learning and function rooms and up to 569 square metres of commercial units.

Plans include the creation of around 13,600 sq m of public, shared private and private open space. A new public route would be created from the railway station, via a new pedestrian crossing to Wandsworth Common and two new public squares.

Peabody hopes to start work on the scheme when final approval has been granted and the first part of the development site is vacated.

The proposed plans include the building of five new blocks, which would range in height from four to twelve storeys. The buildings would be set around two new public squares which and would be supported by a network of new pedestrian routes.

"This is the culmination of five years of very hard work and I’m really delighted with the outcome which shows that we are genuinely putting our vision for Peabody communities in the 21st century into action," said Stephen Howlett, chief executive of Peabody.

"The development will have wide-reaching, hugely beneficial effects on Peabody’s estate as well as on the wider community, and will make a real difference to the lives of a very large number of people into the future," he said.
