Bradford approves first phase of New Bolton Woods scheme


Bradford Metropolitan District Council has approved proposals for 139 homes as the first phase of plans for a new urban village at the Canal Road corridor between Shipley and Bradford.

The first stage of the plans includes full permission for 26 open market homes, 20 affordable homes and outline permission for a further 93 homes. The development will also have commercial and leisure space.

The £250 million scheme will be delivered by Canal Road Urban Village Limited, a joint venture between Bradford Council and regeneration developer Urbo Regeneration. The project is part of the Council's regeneration plans for the city and the development site has been allocated for housing for many years. The Council said the new estate could grow to include up to 3,000 houses.

The full New Bolton Woods masterplan includes plans for up to 1,600 homes, a new local centre and new sports and leisure facilities to be delivered over the next 15 years. The Council approved the masterplan as a 'material planning consideration' in October last year.

"Bradford Council continues to build its reputation for delivering housing," said Jonathan Riley, planning expert at Pinsent Masons, the law firm behind Out-law.com, and vice chair of the Bradford Property Forum. "This is the seed of a wider scheme in a key corridor which should grow to revitalise the connection between the city centre, Shipley town centre, Saltaire's World Heritage Site and the moors beyond."

"It is illustrative of a number of bold schemes, not all on the same scale, being promoted by the Council within its area," Riley said.

Urbo said it expects an outline application for the masterplan to be submitted to the Council in the Spring.
