The Council yesterday launched a consultation on its CIL draft charging schedule (DCS) (9-page / 835KB PDF). It has set out draft borough-wide retail rates of £75 per sq m for supermarkets greater than 1,500 sq m and of £40 per sq m for supermarkets smaller than 1,500 sq m.
Retail warehouses are subject to a proposed rate of £65 per sq m and retail units within the West Bromwich Strategic Centre to a proposed rate of £25 per sq m. A nil rate levy has been proposed to apply to retail units outside the West Bromwich Strategic Centre.
For residential developments of more than one unit, the Council has set a draft rate of £70 per sq m to apply across the borough's 'High Value Areas'. These include the Wards of Great Barr, Newton, Charlemont with Grove Vale, Hateley Heath, West Bromwich Central, Abbey, and Cradley Hill and Old Hill. Outside those areas a residential nil rate levy has been proposed.
A nil rate levy will also apply to offices, industrial, warehousing, hotel, leisure and education developments if the rates in the DCS are eventually adopted.
The rates set out in the DCS remain the same as the proposed rates set out in the Council's preliminary draft charging schedule (PDCS) which it consulted on earlier this year.
The consultation will run until 21 October. The Council said it hopes to implement CIL in July 2014.
