Taunton Dean Borough Council has granted planning permission to the Crown Estate to create a new 580-home residential neighbourhood in Taunton in Somerset.

The scheme includes plans for 580 new homes; community facilities; a site for a new primary school; new  local retail units, and land that is to be set aside for a community park.

The planned housing will include a mix of homes including family homes, starter homes and affordable housing.

As part of the overall development scheme the Crown Estate has pledged that it will help fund the expansion of local schools and improvements to local bus services, pedestrian crossings and local roads. It also plans to plant up to 15,000 new trees in and around the site.

The scheme is to be located on part of the Crown Estate's Taunton Estate called the Nerrols site, which comprises over 4000 hectares of land, 24 farms and 100 homes, businesses and industrial units.

 "Over 40% of the development area will be green open space and we will be providing land to create the first phase of a new countryside park that could eventually extend between Nerrols and Monkton Heathfield," said Nick Harper, head of asset management and development for the Crown Estate's rural estate.

It has pledged to provide community and leisure facilities including new public open space; children's play areas, and a local centre for the benefit of existing and new residents, together with new retail units, a cafe and a public house.
