Developers of residential schemes within Lewes District Council's administrative area, excluding South Downs National Park, will be subject to a community infrastructure levy (CIL) rate of £100 per square metre under proposals set out by the Council in its preliminary draft charging schedule (PDCS) .

The Council launched a consultation on the PDCS last week in which it proposes to charge a flat CIL rate of £100 per sq m for all residential developments across the district. 

For retail developments the proposed rate is set at £75 per sq m and for hotel developments a rate of £50 per sq m has been proposed. A zero rate levy would apply to residential institutions, industrial and office developments as well as all other types of chargeable development. 

Lewes District Council includes South Downs National Park, however, the area within the National Park is excluded from the PDCS as South Downs National Park Authority (SDNPA) is a separate CIL charging authority. SDNPA has said it expects to consult on its PDCS for the National Park area in December this year. 

The consultation will be open until 13 May. The Council said it expects to adopt CIL in April 2014, or "as soon as practicable" thereafter.
