Development Securities has submitted an application for a mixed-use regeneration scheme at 399 Edgware Road in Brent.

The planned development is to develop a seven acre brownfield site into 398,000 sq ft of retail and residential space, including 223 residential units in a mix of townhouses and apartments, according to a Property Week report.

The North West London site previously contained oriental and far eastern shops. Retail facilities for the oriental and far eastern community are reportedly central to the new scheme. It will include a 636-seat foodcourt, banqueting restaurant, and range of retail units including an oriental grocer.

The scheme will be anchored by a pre-let 80,000 sq ft Morrisons foodstore, the report said.

Redevelopment could begin in 2013, subject to Brent Council granting planning permission, with Morrisons and the oriental and far eastern foodcourt potentially opening in 2014. The residential element of the scheme will be delivered in phases, with the first units being completed by 2016.
