Developer Exemplar Properties has submitted planning applications to Camden Council for two mixed-use developments at Bedford Avenue and Bloomsbury Square in London's West End. 

The first proposal involves the demolition of existing office buildings on the corner of 251-258 Tottenham Court Road and 1 Bedford Avenue and the construction of an eight storey building to comprise 'high quality' shops at basement and ground floor level and office space throughout the upper floors.

The second application proposes a change of use and restoration of two Grade II listed office buildings at 24-25 Bloomsbury Square to provide seven new flats. A small amount of office space would be retained at ground floor level. Exemplar said that its proposals would reinstate the listed buildings back into their original intended use as residential.

Exemplar last year formed a joint venture with Bloomsbury property owner and investor The Bedford Estates to carry out the 1 Bedford Avenue scheme, which Exemplar said would be a 'flagship' project.

Subject to Camden granting planning consent, Exemplar said it expects work on the developments to start next year and to be completed in 2016.
