Developer St Modwen has submitted an outline planning application for the next phase of its Etruria Valley development in Stoke-on-Trent, Staffordshire.

The application for the next phase of the development encompasses a 16-acre site on which St Modwen plan a mix of offices, manufacturing and storage space.

St Modwen has submitted the application as part of a joint venture with Stoke-on-Trent Regeneration, a company it runs with Stoke-on-Trent city council. The joint venture is currently seeking a prelet to boost the next phase of the development.

The proposals include 1.4 million square feet of mixed use space that will include offices, a retail park, leisure park, four star hotel, restaurants and housing. The Etruria Valley site is part of an area of land that was subject to a failed enterprise zone application earlier this year.  

"Etruria Valley has proven itself to be a magnet for attracting inward investors and established local businesses and the latest phase will enable us to continue to drive new businesses and investment into the North Staffordshire region," said Mike Herbert, regional director for St Modwen.
